A Comprehensive Analysis of the Current Knoxville Market

In my 15 years of working in real estate, I have seen almost everything that can happen during a sales transaction. I have genuinely learned so much from each and every sale. I believe that experience makes you a better negotiator, but more than that, it gives you foresight about potential obstacles and opportunities. Honestly speaking, it takes a full-time agent to truly represent you well in today’s market.

Three interesting facts about the current market

1. There are fewer homes on the active MLS today than there have been in the last 15 years.
2. Understanding Comps (or “Comparables”) is more important than ever, because homes are trading for record pricing
3. Having a comprehensive marketing plan for each property can drastically increase how quickly a home sells and for what price.
As you can tell, it has been a crazy couple months in Knoxville real estate, if you’re thinking about selling your Knoxville home, now is the time. Homes in Knoxville are claiming more price per square ft than they have in years, and most homes are going under contract with multiple offers in less than 24 hours. This week alone, I wrote 3 offers on homes for various clients and all had multiple offers. I am proud to say the success of having a an offer accepted all stems from understanding the market and presenting a quality, creative offer.
While it is the perfect time to sell, it’s vital that you have a knowledgeable real estate agent to represent you. Having an educated real estate agent is key, because buying and selling real estate is so much more than just listing or looking at a home on Zillow. It’s my job, as a Knoxville realtor, to make sure my clients consider everything about the home they’re about to purchase. Being an educated buyer (or seller) is incredibly important, you should always have an agent looking for and pointing out potential issues or selling features. This should not be a luxury, but a standard.  Period. The end.
I was recently showing property to a few first-time home buyers.
