Is it a good time to sell?

In the past few weeks I have gotten a lot of questions about if it is a good time to sell a home in Knoxville right now. 

The fact is yes, it is almost always an ideal time to buy and sell real estate. In fact, there are more buyers than sellers right now. Many properties are getting multiple offers in a short time frame. Since there are fewer homes on the market buyers don’t have as many opportunities to be overly picky, and certain things that would possibly be “deal breakers” can be overlooked. 

Although interest rates are fluctuating daily, rates have remained low for several weeks now. A low interest rate can mean an increased level of purchasing power. Which means, if you can secure a rate less than your current rate you can purchase a more expensive property without your mortgage payment increasing, or perhaps increasing very little. 

One of the biggest mistakes people make when trying to sell their home is overpricing it. The best thing you can do is price at fair market value or just below fair market value, but when you overprice a property you miss out on all of the buyers who see it during the first month on the market and then over time you reduce the price until it sells. Overpricing a home wastes time, effort, and sometimes nets you less money than if you priced it correctly to begin with. Furthermore, overpricing oftentimes means the home may not appraise for the contract price. It is important  when selling a home that you work with an experienced Knoxville realtor who understands Knoxville and the surrounding areas, comparables and can price your home appropriately from the start so it sells quickly and for top dollar. 

But, it doesn’t stop there. A lot goes into getting a home ready to hit the market. Quality  real estate agents should offer Professional Staging, Photography, Video and a solid marketing plan. It’s so much more than putting a sign in the yard or simply posting the property on Zillow. Often this component is what truly makes an impact and answers the question about being a good time to sell. If the property is marketed well and priced appropriately it most often doesn’t matter when it hits the market.
